A new two-story building with a cellar was constructed in Williamsburg, Brooklyn, New York. The building is used as a retail space, and also includes a rear courtyard. The new steel-framed building partially sits above an existing masonry foundation on two sides, and required a new foundation, underpinning, and support of excavation to construct the rest of the foundation. The support of excavation involved the temporary installation of grouted steel piles along the South and East, street-adjacent, sides of the building, and along the West edge of the building that abutted the adjacent property. The West edge of the building also involved inject-grouting of the existing soil to help support a new elevator pit.<\/span><\/p>\n

Stratford Engineering was the structural engineer of the project, and designed the building\u2019s foundation, underpinning, support of excavation, and the superstructure. The structure utilized steel moment frames, in conjunction with side masonry shear walls, as the lateral system.\u00a0<\/span><\/p>\n

One of the key details in this project was the client\u2019s desire to have an open-air interior, as no columns were used in the building\u2019s interior. A concrete slab-on-deck on intermediate steel beams and girders were used to frame the floors, and steel columns and masonry shear walls were designed along the building's exterior. In addition to the superstructure, Stratford designed supports for the new masonry facade. We also designed the new portion of the building\u2019s foundation, in conjunction with the support of excavation. Lastly, Stratford provided inspection services throughout the support of excavation and underpinning processes, ensuring the piles and underpinning were compliant with the design drawings.<\/span><\/p>\n<\/div>\n<\/div><\/div><\/div>
