Stratford Engineering was brought on to renovate an existing one-story building with a cellar and design a one-story extension at the adjacent lot. The front masonry facade of the existing one-story building was blown out and replaced with a new storefront and steel lintels. The existing roof was modified to add three new large skylights. The vacant adjacent property was built with new steel framing with masonry exterior bearing walls and interior steel columns with steel moment frames for lateral stability.\u00a0<\/span><\/p>\n

In addition to the buildings\u2019 superstructure, Stratford also designed the foundations, support of excavation, and underpinning. At the areas where no underpinning was permitted, the new foundations were created by benching from the bottom of adjacent property\u2019s footing elevation. At the partial east and west elevations of the building, the adjacent property\u2019s footings were underpinning to accommodate the new extensions\u2019 cellar. For the support of excavation system, new steel micropiles with wood lagging were temporarily installed at the street-facing and rear facades.<\/span><\/p>\n<\/div>\n<\/div><\/div><\/div>
