Description:

Stratford Engineering was in charge of a gut renovation and expansion of an existing 3 story brick and wood building in Nolita, Manhattan, to a converted five story office with ground floor retail. Following the soft demolition at the interior of the existing building, our office carefully documented all existing conditions to keep as much of the existing building structure below as possible. The goal was to keep the ratio of new to existing floor area below the threshold which would require use of 2014 NYC Building Code. By keeping the building in the 1968, or "old code," the storefront can be maximized due to the lower egress exit requirements.

Structural work included: new 1st, 4th, and 5th floors, new occupied roof deck, new 10' extension at rear of building, new elevator + Support Of Excavation, and revamped front facade. A new interior shear wall connected to the new walls via an outrigger floor system was implemented as a lateral load-resisting system.
